The initial thoughts behind renovating or upgrading your kitchen can feel overwhelming. You may think that its too big of a project, or that it’ll cost too much, but it’s important to focus on the amount of money you can receive back by investing in this area. You may not have to do a full kitchen renovation, you could just touch on the basics to make the kitchen feel finished. Look in to cabinet colors, countertops, a nice backsplash, new handles for your cabinets. These are smaller replacements that can make a huge difference in the end.

When it comes to cabinetry, there are two options you can choose. (1) refinishing your cabinets, this could cost about $3,000, or (2) replacing your cabinets, this could cost you about $6,000-$7,000. The direction you choose depends on your budget as well as the input of your real estate agent letting you know how much more these kitchen upgrades could get you.

Bathrooms

Bathrooms in Las Vegas used to have a trend of gold trim on the shower enclosures and everywhere else in the bathroom. Main areas to focus on for bathroom upgrades are your flooring, shower or bathtub, tiling on the walls, changing out the faucet, new shower enclosures, and lighting fixtures. All of these upgrades can cost you between the range of $4,000-$7,000, depending on the size of your bathroom.

Curb Appeal

According to the article “How Much Does Curb Appeal Affect Home Value?” from REALTOR® Magazine, having a high curb appeal can sell your home at an average of 7% more than homes similar to yours with an uninviting curb appeal. Your curb appeal is the first impression your home makes with buyers and it sets the emotional connection and tone that buyers will carry with them when looking at the rest of your home. This could affect their view on the rest of your house just by having a negative initial impression.

Many buyers are seeking wider and bigger spaces as opposed to having set rooms for just the dining area, or living area. Floors

New Floors are a big contender for increasing your return on your investment. You should consider completely replacing carpets, or going with a vinyl, composite or wood plank for your floors. Coltyn suggests going with vinyl to get the biggest bang for your buck. A vinyl that is a luxury laminate can go over your existing tile, therefore it can be an inexpensive upgrade for a clean new look.

Paint

An easy upgrade that makes a huge difference is giving your home a fresh paint job with neutral colors. This gives buyers a feeling of cleanliness and a new start, allowing them to imagine themselves in the home easier because the canvas is essentially blank for them to draw in their potential life.
